FAST4. in the above scenario, operators are often trying to offset/overcome the above variables with risky rent growth assumptions in the 6=% rate annually, and this is a dangerous assumption.There is only so many levers to pull and push.  

For us here in Chicago I often hear people say to visitors don't go past 35th Street south; too dangerous.  

NC HOUSE BILL 329 provided a new exemption by explicitly stating that an electric vehicle charging station operator can be exempt if the operator "procured the electricity from an electric power supplier, as defined in G.S. 62-133.8(a)(3), that is authorized to engage in the retail sale of electricity within the territory in which the electric vehicle charging service is provided."

Cons: 1) The penalty is money out of my pocket. 2) If the sale of the property occurs within a few months, am I then in short term capital gains tax territory?

I have personally been present when police and code enforcement removed occupants from a property the same day that a dangerous/unsafe condition was discovered. 

Generally 1-2 bedroom homes/apartments do best in this niche...though, I have a friend nearby making $5500/mo gross on a 4bd/2ba with a small pool that comps say is worth $220K on the MLS right now...you don't even need a calculator to know how good that math is.My only caution is the danger of municipal regulation. 

In more rational times that would be considered phenomenal returns in equities over 15 years, Bernie Madoff territory.

I realize that tenants wear out carpet at about a 10X faster than I do and it goes with the territory. 

. $180k of net requires you to find a $2million property at a 9% cap rate, which is mobile home park territory, not largish multifamily.

It was a dangerous game to play but it worked out.
