If you get caught in that, you will wind up placing unsuspecting, lack of knowledge investors in the same precarious positions these appreciation players were in in 2007-2008.Lastly, as a moderator, your mention of a system and that investors should invest with you as opposed to running on their own is dangerously close to a solicitation and a violation of forum rules, so please refrain from making such references to avoid these violations.

The whole point of this thread is that bubbles happen and speculating that high priced real estate will go even higher is dangerous, unless you have an excellent handle on all the factors affecting a market or you have the wherewithal to ride out a bubble burst for several years.

I signed up for Bigger Pockets a few weeks ago and have spent about 3 hours a day listening to podcasts and another 1-2 reading the forums, browsing the real estate sites and playing with the various calculators trying to make sure I understand the fundamentals around how to identify a good deal.So basically at this point I probably know just enough to be dangerous. :)I think the next step for me is to start trying to find that first deal, and so as a first step towards that goal I'm introducing myself here.

After reading what you've experienced so far, I'll share a few thoughts that come to mind...If you're looking specifically for a delinquent tax list (not the list of properties already going to auction, but the owners who are currently delinquent and in danger of losing their property), the county is the best place to get this information.

I am also interested in having LO as an exit strategy that I can use (although I have no idea how to market a property as a LO to a potential renter/buyer).What I am really hoping to do over the coming 7-10 days is to gather enough knowledge to be dangerous in terms of understanding creative financing options, and then try to engage the right agent or RE attorney to help me button up any creative contract that I need to write, to make sure I do not make an egregious mistake.
