Researching the local real estate market dynamics is also critical when determining if and which apartment complex would be a sound investment decision. 

There are other issues going on where it would be beneficial to take a few extra months to close, but unfortunately the property is scheduled for Sheriff's sale so time has become more critical.

Probably dissimilar to most who do this, I'd prefer to finance 100% of the transaction and offer lending terms that are interest only.

You'll probably have to look into a portfolio lender or portfolio loan product of some sort.A critical issue here is stocks as an asset class.. can be quite volatile (especially high BETA stocks).

You are mostly correct but missing one critical component. 

I think this is critical as it allows me to scale and doesn’t require my daily/weekly time investment.

A simple but critical metric is where pre-COVID rent and price growth were greater than inflation.Some other location selection metrics:State and city populations are both increasing.

In these critical professions those with 10 years experience are still learning.Now, for the twenty somethings, that may be hard to swallow trying to work with an older professional, but you need to swallow it, you don't have any peers by age that have enough expertise and experience to keep you out of federal prisons or the grave yard in medicine!    

That said, the numbers are still critical to the deal so you really have to have cushion.
