It doesn't help that we live across the country and couldn't assess a lot of these problems ourselves...but that wouldn't change anything, we can cash flow elsewhere without the constant attention to maintenance!

If you live in an area that is good for flipping, but not so great for long-term rentals (aka Illinois with some of the highest real estate tax rates in the country), I could see this as a way to keep flipping but avoid the steep tax rates that come with the straight flip.

Hail and Wind.. when your roof gets destroyed by hail you have to pay your deductible.. again not if but when..I can see it for locals because I am a firm believer in investing locally when you can.... but there are many areas of the country I think that are far superior to Texas for buy and hold and Vegas is one.Vegas has none of those issues.

Ultimately, the decision is in their court, but you shouldn't hesitate to be completely blunt about a deal not being worth pursuing if you believe that to be true.Ultimately, it may hurt you short term (fewer deals get done), but long-term, those investors will trust you and the good will will come back to you in spades...
