Check your state and local laws, but you for sure must disclose you are an agent if talking to a consumer about buying or selling a house.The yellow letters may need to have your agent and broker info on it as well, it would have to be on the marketing material in my state.

But to make a long story short, my question is I asked my mortgage broker to dilute his commission by $5K in an effort to try to help get this loan closed since I need to come out of pocket much more then I initially anticipated and was told.I am going to copy his response below:""This is area where we're getting into banking regulations and not something I'm familiar with.Broker comp is set by the bank and broker and the lender pays the broker that compensation.It can also be set up as what is called consumer paid.Once the loan is disclosed.

Everyone is interested in Getting extra income and security .. show her a stack of money you make each month and tell her this can be forever without worry how the car payment will get paid or house payment .

The house that we currently have there is in a suburb verses Little Rock itself and was bought by my husband in 2006/2007 from more of a consumer mindset.

They are also very expensive...Second, I'm young and don't plan to live in this town forever.

With huge and unstoppable government and private entities silently conquering and controlling our lives, reading the words I write and as you read them, delivering food and anything to our doorsteps with drones or driverless cars, gathering more and more information on your every secret, we might want to think twice before we continue to let Big Brother (Aldous Huxley anyone) into our backyards, pools, and bedrooms to watch and record our every move - forever. 

Once you are labeled a time waster that is going to follow you in this business forever.
