A few thoughts:$30k in renovations is a huge job for less than 1100sfZero percent chance I would put 30k in renovations to the property and then owner finance with 5k down as the chances are high you will get the property back and not in the condition you sold it

The wi-fi is really cheap here about $60 per month and I was thinking about offering that as an incentive to my tenants but I spoke to on of the installers and he said multiple devices accessing the network would slow access to the cameras and that's the last thing I need.
