Hi Jeff, are you looking at apartments that need rehab or any value-add component?

I mean, I was in dental school for 4 years before they turned me loose on the general public ;-)  My thinking is that getting experience showing homes, learning the sales process and all the associated components, learning how to identify value, etc would be extremely valuable in the face of stiff competition. 

So I set my rates lower than XYZ Heating and Air, and what I quickly discovered was that I was getting all of the customers that XYZ didn't want, because of no pay or slow pay or they were just jerks.

Worst case you get nothing for 1-2 weeks and drop it again.Pricing is a critical component of land lording because you don't want your listing to go stale (45+ days). 

And if you want a rental component, you can always house hack either by the room or -- if you want more privacy -- by finding a home with a basement apartment or a carriage house/mother-in-law suite out back. 

Hello BP community, I am seeking to discover what is a profitable investing strategy in California, Los Angeles county or other similar counties are excellent at.

Recently it was discovered there is a substantial horizontal crack in the foundation, which began leaking during a rainstorm into the basement unit.

You might actually have to go hard money and do like 100% financing with the rehab component to get the loan size large enough so long as you can refi once the work is done

I'd hate to go through the time taking the course and exam to only discover the monthly costs are more than I initially expected or that there is a service fee I didn't take into account.
