It could fall through if the deal isn't was sweet as it sounded.

Found a 4 plex in my local paper today $240,000Called the owner and she seemed like a sweet old lady ready to retire3b 1 bath - 5502b 1 bath -5002b 1 bath 5001b 1bath 420 total - $1970tenants pay there utilitiesThey were willing to owner finance, but I did not care much for their 10 year term 5 year ballon at 5% with 50% down payment. 

It will be sweet if I can save most if not all of my savings for renos and future expenses that will come. 

You should talk to @Tyrell Anderson he has researched the best attorneys in the front range for our own company and has a past in property management; both single family and apartment complex's.

I am currently looking at a small apartment complex in the Bristol Ct area with 21 units....can anyone on here provide any info on the bristol area?

It seems that's the sweet spot from a numbers perspective from the looking around I've done.

Rather than purchase a 1-4 unit, which relies heavily on your personal income, why not purchase a 5+ complex?
