If you collect rent after the termination date then it restarts the tenancy and the tenant can file a motion with a judge at which point your case will be dismissed.So if they were served a Notice to Cure on Jan 2nd, they would have until the 12th to fix it.

So this agent is renting out a property he doesn’t even own and meanwhile the bank (the actual owner) is paying taxes, insurance, maintenance etc. this guy is collecting rent free and clear without having to pay a mortgage or anything!
