No real movement in the budget to raise the ceiling so I was wondering if anyone on here has had experience with selling these lower ceiling height homes??

Veterans can finance a loan 100% including closing costs without PMI.

Let the builder finance the build and close once the property has CO.  

There are actually 0% downpayment deals and lower interest deals out there depending on your locale and situation. 

I looked at the HUD limits online (quickly skimmed it) but didn't see any county that was close to the amount.

I cannot overstate the importance of finding a way to build a good rapport with your tenants as early on in the acquisition process as possible, as it will minimize or prevent countless headaches further down the road.When I took over my duplex with an inherited resident in one of the units, I had this conversation with the tenant prior to closing and found out that the toilet in their bathroom was clogging once or twice a week, and their shower head water pressure was super weak. 

Secondarily, if we can have a year wherein we can significantly decrease our tax liability thought REI, we would use that year to convert some of our tax deferred investments (403b, 457b) to in-plan Roth conversions and pay the taxes on those conversions - hoping that makes sense.We are open to STR, MTR, LTR - we just want to make a wise decision that lowers our tax liability.
