How can I find a good company that would take care of my property as well as I would if I were living there, get me a good rental rate, and deal with tenant issues quickly and professionally?

In most cases the clerk will not care what the deed says as far as consideration... so if your deed says $20k cash for a property that is currently assessed at $500k, expect to pay 2.9% of $500k. 

Be very careful of service animals and fair housing law, the fines are harsh.

You are missing lawn care, pest control, replacement reserve, admin fees and Management costs. 

@Cory Gardner Unless it would be a solid investment as a straight, long term rental, your client should be very careful.

I get what the builder is saying... they WILL find another buyer who doesn't care. 

My next agreement will be worded very carefully and they will have to check with up before they change the toilet paper roll!!!!!
