Since you don't drive a car looking through the rear view mirror, a list of cities ranked by cumulative returns is only so useful, but then it was fun to play around with regressions, tress, and some machine learning models to see what has driven cumulative returns.

Other, more experienced investors may have a different view but here is mine: Unless you get an inspection period when you buy from the wholesaler (which hasn't been my experience), the best you can hope for is walking the property before buying it cash.

The real estate market is so simple to understand as well as any other sector of our joke of what we call a economy that you don't have to lose money at all but understand a tenants view as well.

I too have been excited to see so much willingness to share and hope to add to that as much as possible.I can tell you that from our companies point of view what's going on now isn't changing our investment strategy.
