We could also make a massive real tax cut simply by implementing a true aggressive policy of oil productions, drilling, shale, etc approve everything and watch the oil bubble deflate, after all gas was only $1.75 gallon a few years ago, talk about putting money in pockets - stimulating jobs etc with new spending.I wouldn't hold my breath waiting for 1.75 gas again anytime soon.

If they haven't been around in years, the odds that they will be responsive are much less, clearly.Perhaps we could add a filter in the user search where we allowed you to see "all users" who match your criteria OR those who are active within (6 mos, 1 year, 2 yrs).... something to think about...

Cash flow to me is the same as the margin of safety. if its cash flowing $100 dollars a month I can breath a little easier and hope the rent market raises. below $100 and im getting nervous unless I can raise the rent.

@Samantha KleinFlooring is one too; tile or wood, box of Air Filters, Have the AC unit serviced in spring and fall, changes hoses as you stated, trimming back trees off and around the house, provide a plunger, Fire Extinguishers serviced and or replaced and put under the kitchen sink, clean dust from under the fridge, Don't provide a washer/dryer, they are always maintenance headaches, clean out shower drains between tenants, Give tenants a list of what they can and cant put in the garbage disposal.
