I read this article and; don't take this the wrong way; I smiled a bit... started thinking.... blood may soon be in the water... how best do I prepare myself.....That being said I am completely new to this REI game and still working on my strategy and criteria.

However, when you take into account that the basement really shouldn't be rented and isn't legal (only 1 window, no ventilation for stove - there's a hole in the basement celling for the stove to attach a vent).

They brought him to the hospital because of his injury (tasered) and his high blood pressure.Today, the constable office called me and told me that he run away from the hospital and we need to be extra cautious to enter the property.Can the police actually chase him and arrest him? 

We really don't have a great system right now for the rentals though I know I need it, seems the hardest part of that for me is the work order mechanism.... right now my go to guys barely operate a cell phone let alone a computer or technology that could help me out. 

To be fare I AM RETIRED, manged projects up to $7mil and it is in my blood.

One of the wholesaler's in my area has a strategy of getting cell phone numbers and she will mass text potential buyers with a small ad with basic details (Asking Price, rehab cost, and possible rental income) and ask those buyers to contact her for a more detailed listing.  

Stowe is a nice resort but way to rich for my blood.

Our excel sheet has a cell for the Sellers Contributions and your solution of substracting it from the down payment makes total sense.
