Hey everybody, I am planning to buy my first investment property in the form of a house hack in the next year and a half.

Or bridge type, shorter term money especially to get the rents up, if that's the plan.

I am thinking about moving out to Sacramento, as I see some duplex’s around 500-700k range.I’m planning on house hacking my first property, which would be a multifamily, and build a portfolio of multi-families within the Sacramento area.

Or both but either way, separate plans.

I don't plan on selling unless a more favorable investment opportunity arises.

BTW, how do you plan to handle:1) Finding tenants and doing showings?

If you plan on refinancing within the next 6-12 months, you might as well wait and hopefully you'll be fine.

I have no family or friends that expertise in the field that could possibly guide and or help me through the journey and im not financially equipped to pay for a good mentor. so, meanwhile, i just research and plan.... 

We threw out cabinets, flooring, light fixtures, planned on new windows and doors, anyway, had vents cleaned.

Interestingly before buying this property I did do jetting the sewer line per inspection recommendation as the inspector could not scope the line due to back up!
