From what I'm understanding in the OP, I'd recommend addressing relationship (5 Love Languages ect), emotional & economic maturity (RD, PD & Cashflow Quadrant), and I'd throw in The Magnolia Story (on audio) just for the warm fuzzies!

Just did a duplex deal with Michael Hutchinson, with Home Experts Realty.

She works though a large realty company and she is pretty young (meaning I don't think she is a partner) so of her commission part would go to the company and she would pay taxes on the rest.

If you love cold calling look into Mojosells.comMojo's multi-dialer is really powerful, but the leads aren't so great.Cole Realty Resource is a Circle prospecting tool that's the premier in finding those numbers (1 year subscription)I personally used Vulcan7.com, the leads are one of the best, but of course still has those fax/disconnect lines, they only reserve a limited amount of spots that they give leads to and it is an auto-dialer with FSBO and Expired all in one package.Redx is probably the best out of the original 3 though

You tell the tenants to write the check out to the trust. 123 Main St Realty Trust for example.

South & West, Steel Valley Homes property management or Demar Realty.... haven't used Demar personally though I've heard she's a great tenant selector.

About a year ago a guy named Arnie Abramson visited a Realty Investment Club of Houston meeting was at and he did a great presentation on Tax Deeds in Texas and part of his program was about a "learn and earn" program he has.Basically, his company would teach you how to analyze properties and attend auctions for them, so they could cover more TX county's monthly tax sales, and his company funded / bought the deeds (using you as their agent) at sale.
