Guys can be hanging cabs in the kitchen- on top of a tile floor while the flooring guys are installing laminated hardwoods.

In this Spreadsheet I am comparing: OPTION: 1 Conventional Financing for "Buy & Hold" for a Rental  vsOPTION: 2 using "Subject To" and Reselling to a Tenant Buyer OPTION: 1 As a Rental, the Kitchen and Bathrooms needed updating requiring about $5,000 of work in order to be ready to be a Rental.

Expected renovations include: new windows, new flooring (carpet throughout mostly but a few rooms have hard wood), new paint throughout, landscaping/small patio work in back and stone work along steps and walk way, new light fixtures and other cosmetic items, possibly some repair to the slate roof and new kitchen (new cabinets, flooring and appliances).    

Removed all under layment, and kilzed the cross beams where the floor was bad.. most of kitchen, family room and halls on 1st floor and halls on second.  

I plan to sell a home this summer after the tenant moves out and I update the kitchen.

Besides, these hotels have the kitchen so you're not eating out three times per day while looking for work.

Kitchens and baths are where I would spend more too as you get the biggest bang for your buck.

I would love to see lots of bathrooms and kitchens. 

Teri Kitchen is who I would say call but she's out until Monday.  

I want to take out half of a wall (to open the kitchen to the living room) and expand the footprint of a couple of bathrooms, but I'm not adding additional square footage to the home.
