I’m all about less is more, it allows me to put more focus on higher priority items. 

U can explore but if you actually want to do a project like this you will need to bring in someone who is experienced and bankable.

Love the idea of helping out a first time buyer, may run into trouble if she's not the primary resident, check w/ lender but I don't think that'll fly w/o more of a down payment.

However, this introduces a level of risk to the equation because now, as has been mentioned, instead of going to $0, you could end up negative big time! 

I have considered trying find deals and bring them to current investors to learn but not sure on how the Self-Storage Funds do Lead-Gen.. any thoughts or insight you can share with a fellow CPA would be much appreciated.

@Paul Bogard going to assume you are buying this proeprty to live in while you "house hack".First, you should understand +95% of real estate agents ONLY know how to sell owner-occupied properties and are almost useless for investors:(Find an agent that has rental properties themself or can PROVE they've got successful repeat investor clients.Secondly, you can greatly improve your cashflow by renting out your other bedrooms.

The loan rate is about to adjust to 6.9% which is more than double what it currently is, making the property in the negative for monthly cash flow.   

If there are any anomalies that occur which require more expensive repairs then that ratio can and will be higher, especially in your first year or 2 of owning a property as you work to get things stabilized.
