On the other extreme, I had one tenant live in our condo for 10 years with only one maintenance request (amazingly, the place was still in excellent condition when she moved out).

If you put on your projections to get rent from 6 units and find out that more than 4 are not allowed, it could make the deal go sour real fast if you've already bought it. 1000 per month for rent for 5 to 6 units seems extremely low.

Always do a background/credit check, call their last two landlords, collect a security deposit, have a formal lease, call their employer to verify income and to get an idea of how they perform at work and be extremely clear in your standards.
