Hi Dale,I definitely think that it is a confidence crisis and if you were to ask most people, they don't think money is available to borrow for home purchases.I believe there is another factor when it comes to old homes and that is lead and mold.Lead can be a compliance nightmare and there is a real financial exposure for landlords and contractors in houses built before 1978.

I NEED THE EXPOSURE, the experience, the networking, the guidance, etc.A year ago in July, I was in the hospital fighting for my life dying from Septic Shock (have hospital records to prove it).

Your liability exposure is greater driving your car than owning a house as a rental, especially an encumbered rental. 

But you can still get some liquidity and exposure.

Also, I have umbrella policy that covers additional liability exposure for my properties.

You may have some real exposure if there was/is a lease and the city won't allow you to use the place as a residence.  

Some areas are in a flood zone, some will have more hail exposure than others.
