When it was a buyer's market, we offered a bonus to the BA if it goes under contract first 30 days.  

I had a conversation with a fellow BP member who sells for a big silicon valley company and he said his base pay is only 200k a year but his sales bonus's are 400 to 600k a year.

. $79,000 bought, $90,000 private money loan, $5,000 closing costs, $6,000 in repairs(a lot of sweat equity here, I did pretty much everything, thank you youtube), Cash out refinance for $110,000, pay investors back with 12% return $100,800, $9,200 bonus money left over, house appraised for $210,000 so $100,000 in equity, stupid appreciation over the next 4 years with minor $5,000 worth of improvements house is now appraised at $255,000.

Liked Tracy's reply above, if the tenant is a good paying tenant that's a bonus. 

You're smart for offering a move out bonus.

since I am all but guaranteed not to lose money if I have to exit soon, but it's a long term hold option with good returns, and would have a few hundred $ cash flow as a bonus. 

Bonus points if you work with a HML that also has the refinance/long term hold product built in. * Are you certain this is something you can raise the value of after fixing it up, enough to be around 70% of the ARV?

I would ask other tenants if they know anyone and offer a referral bonus.

In 2022 we did a cost segregation study to capture a massive amount of depreciation on multiple properties, so there's a lot of bonus depreciation to be taken.

I was adding any large commissions, bonuses, etc towards the principal.
