Hi @James Wise, you are an expert property manager and I have 2 questions for you:1) the deadline for my zip code was in March 2021.

The management business is more competitive than when I started in 2016, you need experience and/or an edge.

This home has little cash flow and I was thinking i will hold long term but i am thinking if i should sell (will buy some Multifamily If i decided to sell with some extra cash) home this home or keep it.

I've heard of a deal where maybe I buy the house from the owner and then the owner then becomes a tenant.I've watched so many BP and Real Estate Rookie videos, all the information is swirling in my head and I just don't want to miss out on a good deal.

And I did 100% of the work myself.

There is small retention pond kind of area next to my property belonging to city which they are not managing ( There are big trees there which are close to my property about 12 feet away which may damage roof if fall towards my property but it never seems happened since 1961 touch wood).
