There's a lot of options available but not all of them fit with willingness to assume risk, spend time or money, or want and need.My wife and I are both AD and recently starting investing out of state with SFH rentals in cheaper markets than where we are currently stationed, it's been working so far but requires downpayment cash since they're not VA eligable purchases.

DHM from what they say will give you a lot of leverage although from what others have posted about rates they are the very highest in the industry and for sure if they are going to risk begineers with little to no money into the deals that's what they can command.they also charge 3k for their study guides which used to be mandatory but from what we are hearing on BP its now optional.. here are some regional lenders that are for real.lendinghomevisioConventusLima oneLending oneand then you will have local lenders I like to go local when I can but I have done business with all but lending one .. and they all have their pluses and minuses..

Occasionally other parts may need replacing (we are on our second inverter and it is having problems).Solar panels would cost me more than I could get in increased rents, raise my work load, require some maintenance, etc.The conservationist in me wishes I could justify putting solar onto each of our units but the economics do not warrant it.Good luck

It's all coming together quite nicely, and thanks to all the great insight from this site and from many books, my standards for cash flow have gotten extremely high, and we're killing it on our COC for the most recent three properties.Where we are now is...we just got a very nice cash payout from some complicated circumstances surrounding my wife's company being bought out and all retained employees getting huge retention bonuses.
