About a year ago I went into business for myself specializing in restorations and after a year everything is great and growing but I recently got turned on to real estate investment business and iv made the decision to run with it.

Perhaps the roof needed to be replaced and they decided to pull if from the reserves rather than hit the homeowners with a special assessment.  

If you are getting into larger properties you really need to only do commercial full time and specialize in it. 

If the deal truly is special, you can always look to a money partner for some of the down payment.  

This model works for more static investments such as a note or two, or investing into syndicated real estate deals.A Checkbook IRA LLC starts with the same kind of IRA, but the IRA will just make one investment into a specially created LLC for which you can be the manager.
