I'm concerned that the tenant actually already has planned to leave early, isn't telling us, and really wants a short term lease at a long term price discount.Short term leases in the area are going for a lot (about 40% more per month), and if that were the case I'd like to charge more, but I don't want to lose the tenant unnecessarily.

We've speculated that the offers may have been rejected because of the due diligence period being 7+ days, or perhaps being contingent on inspection, but have received no feedback from the agents as to the true cause

The area is in Lents but I am concerned about pricing it anymore aggressively than I originally planned as the house is located on a gravel road, its also a little ahead of the gentrified area of Lents, its off 104th.
