Too many people cheer for new investors based on useless information and I only envision new investors realizing they lost money when it was too late, or they realize they made huge mistakes, could have done much better, but it is too late because now they are disillusioned and hate real estate investing with a passion.Back in the 1980's, I lost almost $2 millions because of exactly what goes on in forums.

This is probably the worst experience because I can't even communicate with this tenant to come to a solution that would help her and also help me get my rent. 

That sounds as if they're conspiring against you.I think you made a mistake by not kicking them out immediately.

I recognize that things may be different in Louisville, but here in Baltimore (and most other jurisdictions that I am aware of) the past owner's water bill needs to be paid at settlement by the seller in order for your deed to be recorded.Could be a very honest mistake or the result of delays in water bills being updated, but either way it sounds like something the title company that handled your purchase should eat. 

@Jeffrey McKee unfortunately you made a mistake for not appropriately making claim per the Texas property code.

Worst case you may need to wait until you are back to work.
