Two years ago I had a tenant (roomer) bring bugs into a building and it was not until the lady in the adjoining room was bitten that they were discovered.    

@Scott FrenchIf you were selling an active business with a strong local brand - say a local market with deep roots in the community or a renown B&B - there would be a strong goodwill component (an intangible asset) and acquiring the business would be beneficial to the buyer.While this level of "brand" is theoretically possible in a local residential or commercial rental market, I've yet to encounter it in the wild.

When I became a Broker, I spoke with many other friends who are much more experienced on the Sales side and they basically call Brooklyn the Wild Wild West of Real Estate!

If you are doing it mainly to have an income crutch to fall back on then not a good reason.You have to be willing to take that leap of faith that you will be successful, wildly successful at your new chosen path in life.I am not a big fan of dabblers.

on the flip side, we rent to an older lady, 4 dogs, 700 sq ft apt, never had a single problem! 

But the only thing I'd question is the foundation repair...that can be a wild card.  

It's the wild west of real estate. 

Hey, I had provide information but the lady was kind enough to let more about Wholesaling and she’s a investor as well.

I don't feel like I've done anything wrong and I've simply just not responded to this lady. 

It's been nothing short of a wild ride and I have a feeling it's only just the beginning.
