Depending on what your policy covers, you may want to retain the right to sue versus having your company pay and subrogate.Normally on a complete loss, your insurance company will pay the policy limits.

If you want great cash on cash and NNN most of my clients are going after multi-unit strip centers as the single NNN buildings are compressed with cap rates currently versus I can get 8 to 9 cap with retail strip centers and quality tenants.Hope it helps.

How do you know when the landlord is just absentee and wants to get the property off their hands(good property for a good value) versus when the property is just a black hole for cashflow and the owner is trying to get rid of it as fast as possible no matter how cheap they have to sell it for(horrible property but extremely cheap)?

But I do care and decided if these homes are going to be torn down and replaced, better I do it and make the homes fit in well with the neighborhood versus just letting other builders without a vested interest do the deals.
