I always look at energy versus return.I have friends that are flippers and it is a ton of work and after looking at it years ago it just didn't appeal to me but everyone is different.

My quick reading on self-directed IRAs seems to scare me off and I think I wouldn't have the time to manage it nor do the higher fees appeal to me (I believe in low-cost index funds and reasonable rate of return over the long-term).

@John BlackmanPersonally I'm not a huge fan of the curb appeal and I've spent a lot of time in Austin...where does this fit in locstion wise to downtown ?
