I always look at energy versus return.I have friends that are flippers and it is a ton of work and after looking at it years ago it just didn't appeal to me but everyone is different.

We have looked into building and outfitting homes with a Universal Design Aspect (wider doorways, stepless entry/showers, grab bars) all of which can be very aesthetically appealing to the eyes now days with the new manufacturers available.

If you insist on FSBO, then you have to do a "friends and family" marketing strategy; this approach puts a marketing piece on all residences for a radius of several blocks, trying to appeal to somebody with a friend or family member that is looking to live nearby.The second approach is to locate a flat fee listing agent, list on MLS giving the buyer's agent the full 3% commission (saving you 2% or 3% minus flat listing fee).

My quick reading on self-directed IRAs seems to scare me off and I think I wouldn't have the time to manage it nor do the higher fees appeal to me (I believe in low-cost index funds and reasonable rate of return over the long-term).
