Wothout any action from the lien holder, you're likely looking at doing a quiet title action.  

And your CB'er steps into your place as holder of the P & S Agreement. 

Many note holders are ready for cash after a couple years.

At least here, in a tax lien/deed situation, the quiet title action affords an opportunity to lien holders if the process was  not properly done by the tax collector,  as to the state statute, proper notice to lien holders,  etc.

All signage and advertising can be in the DBA, and if you go the route of local banking, that too can go in the name.Now there is a caveat, in that should the existing holder of your LLC name in Ohio decided that some of your advertising was infringing on his business, he could go the route of the cease/desist, lawsuit, etc, but you can cross that unlikely bridge when you get to it.
