From what I am understanding the seminar itself teaches you nothing beside getting good vibes " RE investments is the best vehicle to create wealth" etc.,  and networking with many people that never done a deal.

You need to verify SD, rent amount and all terms, current tenant ledger for any past balance due, info on pets, vehicles, parking, yard service, any warranties or service contracts such as for pest control, etc. etc...

Five years from each yearly conversion, the transferred amount can be withdrawn penalty (and tax) free.  0-12% in federal taxes versus close to 50% in taxes and penalties...few investment vehicles will beat those returns.This strategy won't work for everyone's situation but it does for many, particularly those who have enough savings to live on and who can control their taxable income from other sources.

All of the marketing for this IPO is intended to make black investors, who are sadly novice at investing, believe this is a vehicle "for us, by us".
