I see a lot of leases: the home made ones are by far the worst, not much better are often "attorney drafted", they look and sound more professional, but they are usually quite basic, the content is often not practical, over regulated in some parts and completely unregulated in others.See if you can find a State specific lease form that has been around for a long time and is on version 27.4 and not 2.0 - every time a legal issue or dispute comes up, these old leases get modified and updated.

@Andrew Jennings FreerksAllan mentioned $180/sft build cost in our market and that is correct for those finishes.I imagine in your area it will be much higher as you live in a very regulated market with tons of red tape for building homes.

Note in some other large cities in CA, there are local rent control regulations more excessive than the state regulation (more restrictive than AB1482).AB1482 does not apply to SFR including SFH and condos.Note not only are the tenants entitled to a month of free rent at lease termination, but there are few legal reasons for lease termination (typically to move in close family or heavy remodel).

Hi, I own an unimproved lot and capitalize HOA fees and property taxes every year to increase the property basis by amending my taxes and adding something like the following “magic” text as required by the IRS:“For tax year 2021, taxpayer hereby elects under Code Section 266 and IRS Regulations 1.266-1 to capitalize, rather than deduct HOA fees paid in the amount of $#### and $#### property taxes as carrying costs on a vacant lot that is unimproved and non-productive bare land.

I think part of the the problem re attempts to regulate is "way too many people are SFH renters" vs SFH owners who live in the houses.If the area had more owners (who live in the houses) this would not be an issue.

I've been included in the claim as the landlord to have negligently fail to have proper rules and regulations regarding dogs on the property.I hadn't heard anything about this April incident in 6 months until I received this complaint last week in November.
