The owner isn't able to provide docs to show that there is no oil tank.My understanding is that newer houses/duplexes won't have any oil tank, but is the $300 sweep worth the peace of mind?

Squeaky wheel get the oil, get on the city council agenda for that month and tell them you are trying to clean up and bring in more houses and increase the city tax base plus those new houses will add to the water and sewer and trash base.

I would say that mineral rights in Oregon, unless they are in gold mining territory, may not be worth as much a mineral rights in Oklahoma where they are on full tilt with oil and gas exploration.A small portion of my mineral rights are paying a small dividend.
