My goal in explaining those things isn't to brag but to just explain how in my life the path has been super non linear and full of unexpected things. 

That seller refused to adjust their price to reflect the unexpected costs, so we walked.We've started talking about possibly purchasing the property with the house and renting it out for a few years before knocking it down and building our personal residence.  

And if you think this is all unexpected, wait until you try to buy a 5+ unit property and get the pleasure of terms on a commercial mortgage.

As your cash account grows and you're tempted to take money out for yourself, you just always need to be asking yourself if you will have enough for repairs and cap exp, expected and unexpected.
