I am considering a whole sale purchase in which I will need cash and want to learn about all the options before I pull the trigger. 

I cannot say much on the age of properties or vacancy rates of Colorado, but vacancies here are extremely low.

The one that was extremely low was where the contractor left all kinds of debris in the yard and the property manager did not have the house properly cleaned before the appraiser got there.
