Hello,Appreciate if someone can please advise and explain the "Annualized Total Return" calculation on Bigger Pockets Rental Property Calculator.

We have a total of six units vacant, and only three occupied in the triangle.

Purchased 3 SFR at $29K per with cash ($87K total).

Getting the ADU permitted will increase the total square footage listed in the county records and increase the value of the home.

My question is why doesn't the annual issued for 2017 equal the total amount if you add up all 12 months for 2017?

They are currently renting below market, total rents 3400.

Current rents are about $6500 a month total and it appears market rents are closer to $7300.
