I have 8 apartment complexes and 4 single family, for a total of 122 front doors and rising. 

Since my focus now is retirement and cash flow - leaning towards all cash purchases but totally understand both pros and cons.

One of the strategies our clients use when they don't need the income right away and are in a position to buy multiple properties is to use alllll the cash flow to pay off each loan in turn, resulting in free and clear properties much more quickly and less total interest paid.

Customer ended up paying me to both undo and redo the work, some material was totally ruined because miter cuts were done wrong, etc.

Go to open door or offerpad they both take 12% total  in Vegas And that was off an estimate 10% above zestimate.  

Total PITI would be about $850 / mo.

My capital is $480K cash on hand, I want to be totally involved with every aspect of the transaction. 

If I build at $100 sqft ( a guestimate) then my total cost will 220K+90K = $310K , let's say $350K with surprises.

New construction probably sells for 3x construction hard costs, soft costs, interest, etc will probably eat up total of 50% of exit value.

It should rent for 1300 total (650 each).
