Mine are all in pretty good neighborhoods that are very walkable.

Their cap rate is based (among other things) on the current property taxes that they pay.

DSCR are expensive, but that is because they generally take the greatest risk. 

Your bio says "Denver" but that could mean a lot of things and there are significantly different rules on renting out your property whether you're in Arvada, Westminster, Aurora, Denver proper, etc, etc.

The hard money lender that require appraisal usually do that, and in my experience the appraisers are a bit more cautious in those scenarios.
