If not im am surprised with suck think wood  1" decking and 3/4" plywood (assuming). 

(Especially buyer's agents - I kinda feel bad for them sometimes.)That said, I'm surprised that it's a cool grand up-front. 

@Lew Payne I'd be surprised if that holds up here, without a mortgage, since a Note gives you no security in the real estate, or the right to foreclose.
