The rents will likely be higher per door than an individual 4plex unit, plus your property will be easier to sell down the line than a 4plex (larger buyer pool).  

I like the DTC area with the pool and jacuzzi amenities but I doubt I would find an affordable house there since they will probably cost around the $410,000+ or above, based on looking at a real estate agent's portal fairly recently.  

As you an imagine the sound from the second floor will drastically reduce my future pool of tenants. 

On the outside it does not look like this will be a strong appreciation play either as it is a 2 bedroom 1 bath which limits the market pool to resell to due to size constraints.

Depending on your tenant pool and tenant turn over you should budget accordingly for maintenance and cap-ex.

Recently, I had the probably non-unique idea of reaching out to multiple investors to pool money to make a large, quick series of rental purchases.

(e.g Retail)  Portfolio - really means it comes from the bank's/Lender/Private lender's own portfolio (pool) of money.

The biggest impact we're seeing on value is the bottleneck in the buyer pool being created by bank tightening. 

We have a pool of about 10 small to mid level private investors. 1031 ex with long term financing play is the one that went bad.

Otherwise the buying pool is down & the house prices should come down.
