I negotiate with tenants on the spot all the time, if they want something different than what I want, I don't reject them, I propose something to accommodate but of course, I get paid for the accommodation.

Now as far as cut/commission for your services, you could negotiate that with the Wholesaler since you’re bringing the buyer to him or with your buyer since you are working to get a lead to turn into a deal for him.
