Many have stopped looking at homes as it cost arm and a leg to own housing.I am not a strong supporter of using median home prices for comparison.

Lots of great connections all over but we also have a very strong and active contingent here in MA on here so make sure to find them (Set up some keyword alerts to find out about local topics) and get connected.Besides doing that on here make sure to get out to some of the many local investor events we have.

Thank you so much for the reply @Brie Schmidt :) I'm in Canada so I think the downpayment rules are slightly different. 5% is definitely ok for owner occupied but I'm reading that 20% may only be available for up to 4 units on a strong application.

I am strongly considering opening a Self Administered, Self Directed i401k so that one of the investment vehicles can be - you guessed it - real estate notes and mortgages.With that said, I don't want to preclude myself from having a brokerage account to hold cash and hopefully earn some money in the stock market when I don't have the money lent in real estate.My question is this:  Do the brokerages (IE: Fidelity, etc), understand this arrangement?

I can't change the past but I STRONGLY suspect that we would have begun eviction immediately if the pm had let us know hadn't been able to collect the remainder of the deposit.
