The idea of any business is making money and to make good money in any business wheather it be Real Estate or a Convience Store you have to have inventory and it needs to be ready to sell but thats MHO :)

If you break down the total paid for the year it ends up being the same per month though, I just receive differently.What actually ends up happening that works nicely is the students end up using the property during the summer just to store their things while they go home for the summer.

Unless it's an upscale rental replace the washer with a used one from Craigslist or a used appliance store for 60-100 bucks .
