I have grown my AirBnb's into a handful Guest Favorites and rank in the top 5% and I'm always improving.

My suggestion was going to be to prorate the monthly rent for sake of starting the relationship on the right foot. 

So I guess I'm not so much new as I am used to passive, hands off RE investing.

I have started using a spreadsheet but I would like something that makes it easier to keep track of when I have sent the owners a letter or postcard etc; also to attach a picture of the property and some pdf's of county record documents.

It’s just interesting that most (imo) financial frauds actually start as legitimate business deals.  

I am based in Vancouver, BC and am looking to start my REI journey.

Thus, my lesson learned of walking the job with the inspector prior to purchase…or at least prior to starting the work.

I’ve found it best to start over from scratch but maintain the old listing title and cover photo for a short period of time to get any potential guest transfers.
