Is there a Skip Tracing app on Bigger Pockets? 

@Alex Zientara, if you don't have the confidence that you can bring value to investors, than I would skip that part for now.

Prop stream is straight forward and user friendly with integrations for mailers and downloading skips raced information with DNC flags.. like a Good CRM, None of these systems are perfect .

Just look for homes that have overgrown lawns, trash, bad paint of roofs etc and skip trace them to get the owners information.

I recently contacted a company that buys fire damaged properties, so perhaps I can skip listing it altogether. 

Unless you have access to commercial databases that contain SSNs, you best bet is to hire a "skip tracer" or a private investigator. 

I would also skip on the deep freezer especially if it is older. 

We always recommend a survey and/or flagging the lot corners, but some cash-strapped buyers may wish to skip it and hire a surveyor later when they are ready to build.

I looked at her payment history on Apartments.com and it looked as if she had been paying sporadically... skipping a month and then paying double the next month to make up the difference.
