If it's a dropped ceiling use a jabsaw to cut and access hole, then when you're done up there, just screw a 1x4 to the cut out piece so it holds back up there level with the other sheet rock and tape, mud, sand, and repaint it.

I've never been fond of the idea of using more cash, but it does leave a lot more breathing room to cut your mortgage in half.

@Wayne Brooks I actually already hammered this out with the wholesaler -- I will be directly in contact with the owner but will have a recorded note on the property for the wholesaler's cut.

I have not been in that position but with all I've seen tells me that you should try to sell it and cut your losses and go on down the road and look for another opportunity.
