I plan to replace the carpet in one of my rentals with wood floors.  

Ideally something upgraded with granite, wood floors, etc.3.)

And I have noticed that my buyers do not notice many quality differences, especially in tile, carpet, wood floors, trimwork, etc.

Don't ever buy sight unseen, if you can help it.

Nothing wrong with a little cash flow, tenants paying down your debt, and some nice appreciation.....unless you have a far more attractive property in your sights.

After one contractor emailed me an estimate of $800 to repair the roof, I started asking questions and was then told in a subsequent email that the estimate would now be $1000 pending no rotten wood was underneath the shingles.

  $5K out of pocket in the first few years, with no end in sight, IS a deal breaker for many props.  

I have my sights on a duplex and triplex and have tenants, will cash flow and seem to be in reasonably good shape.
