He's living in one side and the other side is doing great as a short term rental.

I have a house that I rent out mid-term, and I always rented it to families etc… I was contacted by a company who wants to rent it for their executive from UK… How do I process it?

We've agreed on terms for seller financing but I don't know what to do.

My question is, since there is flexibility with the building itself, what would be best loan option to go with that would work for this property in terms of best rates, lowest down payment? 

The costs involved are about $100.000 all in (permits, engineering, architects labor , materials ) - I’m thinking that would be a better long term Investment than another SFH . 

WE are cash flowing in current state ~$1,500/month after we renewed 2 of the 3 tenants on long term leases during due diligence.

Are there any members here who currently have Short-term rentals in North GA?

This also leads owners to ASSUME simpler is better when it comes to management contracts.

I hesitate to use the term "slum lord" but the conditions some of these residents are living with are not healthy.
