Andrew Johnson “I use Appfolio out of santa barbara, ca its definitely not free and my property mgmt company passes those costs down to me which I think is around 50-60 bucks a month based on number of units under the service.I am able to see all reports from rent rolls, cash flow statements / trailing 12 month cash flow, tenant ledgers, maintenance requests, dialog between tenants and mgmt staff, resolutions to maintenance requests, move in pictures, move out pictures, or video, and many more features.What I like is that it allows the vendors to be in a dialog/text/chat box so they are prepared (vendor) prior to job assignment with lockbox codes, scope of work and pictures before they even go to the site so we dont waste time figuring things out and run up a huge $$$ bill for lack of efficiency.”

@William HustonI'm telling you to have a long chat with a live-in flip specialist, a 1031 exchange specialist, your CPA, and your spouse about the tax ramifications of buying a rather expensively-located but unsightly, rundown single-family Florida house with 1031 exchange cash derived from selling all or some of your current rentals.If the chat goes well, with any luck, you will find a family in deep financial distress who have made silly personal finance decisions needing to sell their aforementioned not-so-nice single-family house as quickly as possible.

You know, I'm amazed really, you can't write a book about how to put insurance together or split options of stock or give advice without the proper license in insurance or securities, especially illegal advice.Such books that are written on insurance plans and securities are written, but the author is certainly vetted by credentials at least by those who buy them and they are by respected publishers like P-H or Black's or even Barron's.If they can pass stuff like the SAFE Act, limiting trade in property right's I'm not seeing why RE Commissions can't crack down on giving RE investment advice, I'm not talking about REI clubs or forums where we chat, but in mass distribution of investment strategies.These gurus are nothing less than a danger to the public economic welfare.What is just as bad, is that people are so desperate that they do absolutely no investigation of RE gurus and take, hook line and sinker, whatever drools from the pages or mouths of these con artists.

If the tenant doesn't come through with the rent in 3-days after that, we have a "move-out chat" with them in which we say "You need to pay to stay" or we draw up a move-out plan.
