I get to work with active investors to help them fund deals, I don't get phone calls at 2am to fix thing, I don't have to pick out paint or carpet colors, it's just easy.

In my opinion, both passive and active have their pros and cons and neither is 100% superior to the other.

Install cameras to catch any dumping activities and then report to police who should issue fines, make arrests, etc.

Plus, the new systems flag activity during time periods so you don't have to look through all 24 hours to find movement.

If anyone else lives in Oahu, I always use the services of Oahu Interior Painting.

However, now that it's up and running well, I spend maybe 2-3 hours when I get a new guest just going through the lease up steps and then maybe 1 hour/month after that to deal with service requests and bookkeeping.
